What is construction oversight and who needs it?

Construction oversight is on-site engineering supervision during earthwork, foundation, and remediation activities. It's required (or strongly recommended) for brownfield redevelopment under a Remedial Action Work Plan, for NYCDOB TR-2 controlled inspections, for large-diameter dewatering, and for any project where the design engineer's assumptions need field verification before backfill or concrete placement.

How is this different from a general contractor's superintendent?

The GC's superintendent runs the schedule and crew. Construction oversight is an independent engineering presence documenting that the work in the ground matches the drawings, specs, and regulatory approvals — protecting the owner and satisfying agency, lender, or LSRP requirements the GC cannot self-certify.

Can you handle CAMP monitoring at the same time?

Yes. Community Air Monitoring Plan implementation, sub-slab depressurization commissioning, and stormwater BMP monitoring are all bundled under construction oversight so you don't need a second consultant on site.

Do you cover LSRP-directed remediation oversight?

Yes. When we're also acting as the LSRP of record, construction oversight is integrated with the SRRA schedule — RA Report and RAO documentation flow directly from the field records our team maintains during construction.

What's the typical cost model — hourly or lump-sum?

Both. Predictable-duration work (curbing, backfill, dewatering) is priced lump-sum by day or week. Variable-duration work (remediation, deep foundations, phased earthwork) is usually T&M against a not-to-exceed with weekly burndown reporting.
