What's Included in an Envicon Phase II ESA Engagement
Sampling & Analysis Plan
REC-driven boring and well layout, analyte selection, and QA/QC protocol designed against the applicable NJDEP or NYSDEC standard before a rig ever mobilizes.
Drilling, Wells & Field Screening
Geoprobe and hollow-stem auger borings, temporary and permanent monitoring wells, PID screening, and utility clearance including GPR where warranted.
Laboratory Analysis & Data Validation
NJDEP/NELAP-certified laboratory analysis with data validation and comparison to residential and non-residential soil and groundwater standards.
Findings, Cost Exposure & Path Forward
A report that states the delineation status, remedial cost range, and regulatory path — closure, further delineation, or remediation — rather than recommending more study by default.
When You Need a Phase II Investigation
- A Phase I ESA identified one or more RECs
- Historical fill, USTs, or manufacturing operations on site
- NJDEP ISRA or RAO pathway requires site investigation
- Lender requires quantified environmental exposure before funding
- Purchase-price negotiation needs a defensible cleanup cost
- Redevelopment will disturb soil of unknown quality
