What Senate Bill 2760 Requires

The Inspection Mandate

P.L.2024, c.7 (enacted from Senate Bill S.2760) requires condominium and cooperative associations with primary load-bearing systems to complete a periodic structural inspection performed by a licensed engineer, with re-inspection on a cadence that varies with building age and construction type.

Reports must be signed and sealed, retained by the association, and made available to unit owners, lenders, and municipal officials on request.

The Paired Reserve Obligation

The same statute requires associations to maintain reserves adequate to fund the capital work identified by the inspection. A structural inspection without a matching reserve study leaves the funding side of compliance unresolved.
